Steel is an excellent heat conductor, which is why we never rely solely on in-stud insulation. Our wall assemblies wrap the entire external steel skeleton in a continuous, unbroken 60–120mm exterior thermal insulation layer (EIFS/ETICS or rigid external rockwool). This exterior envelope moves the thermal dew point safely outside the framing cavity and reduces the linear thermal transmittance factor (Psi) to zero (0.00 W/mK), fully certified to German GEG 2024 and Passivhaus criteria.
Unlike timber joists that creak and transmit vibration, SerVilla floor cassettes combine deep S350GD C-joists engineered to a strict L/500 deflection standard with continuous EPDM acoustic isolation strips, 22mm structural decking, high-density impact sound underlayments (L'n,w ≤ 48 dB), 100mm cavity rockwool, and resilient ceiling decoupling channels. This delivers concrete-floor acoustic tranquility (Rw ≥ 58 dB).
All internal insulation infill uses hydrophobic basalt rockwool classified as Euroclass A1 (completely non-combustible with melting points exceeding 1000°C). Combined with fire-resistant sheathing boards (BoardeX / Knauf Fireboard), our exterior walls deliver certified REI 60 to REI 120 fire resistance, and party walls achieve REI 120, preventing fire and smoke spread strictly according to EN 13501-2 standards.
Yes. Our structural sheathing substrate (BoardeX / OSB-3) supports all European facade types: direct ETICS rendered finishes, clinker brick slips, natural stone veneer, ventilated timber (larch, cedar, thermowood), standing seam zinc, and aluminum composite panels (Trespa, Alucobond). Internally, standard plasterboards are ready for paint, wallpaper, ceramic tiling, or microcement.
